Helpful Hints:
Duplicate Keys – Have these made and keep them in a convenient place in the event of loss or lock-out. When you take a vacation, a key left with a neighbor for use in the event of an emergency is a good idea. If you forget to tend to something, your neighbor might be able to take care of it.
Fire Extinguishers – Every home should be equipped with at least one fire extinguisher. Each member of the family should be familiar with its location and operation. Have it checked annually to be sure it functions properly and is fully charged. Be sure you and your family members have a fire escape plan, and know how to turn off the electricity and water in the event of an emergency of any sort.
First Aid Kit – Keep a first aid kit and booklet on first aid procedures and home safety on hand and in a convenient location.
Home Tool Kit – You will need a few basic tools and supplies for everyday use in keeping your home in tip-top shape. Suggested items are: standard hand pliers and adjustable wrench, set of screwdrivers, claw hammer, a box of assorted picture hanging hardware, sturdy utility knife, cable ties, and a roll of tape.

Winter:
- Test, clean and replace all batteries in the smoke and carbon monoxide detectors.
- Your home’s roof shingles should be inspected for damage, especially after storms and high winds.
- Move furniture to change flow patterns in rooms to save wear and tear on carpets.
- Have your heating and cooling systems professionally inspected.
- Remove the screens from your windows to prevent damage from winter storms.
- Lubricate interior door hinges.
- Inspect tub and shower areas for loose or missing grout, cracks, chips, or damaged caulking. Grout or caulk if necessary.
- Fully open the ceiling register vents in the lower level so more warm air will be directed to that level.

Spring:
- Clean your gutters and down spouts prior to spring rains.
- Inspect exterior paint. Repaint if necessary, using the same color. If your home has a wood exterior, expect to repaint every three to five years. (You’ll need to repaint more frequently if the walls receive direct sunlight in the morning and mid-afternoon.)
- Clean your windows and screens then reinstall window screens.
- Reinstall your sump pump discharge plug and test sump pump operation prior to spring rains.
- Lubricate garage door hardware. Inspect to make sure doors travel smoothly.
- Contact your lawn service to begin your annual lawn care program.
- Review your fire escape plan with your family, and the location of fire extinguishers, and flashlights.
- Check for plumbing leaks inside cabinets and around the hot water heater and laundry locations.
- Check the flow of water in faucet aerators. If the flow of water is reduced, clean the aerator screens. In rooms where sinks, showers or bathtubs are not often used, run water into the drain to keep the sink trap filled. Do the same with the floor drain in your lower level.

Summer:
- Drain your water heater to remove sediment, which can increase its operating life.
- Clean wood-burning fireplaces.
- Have your carpets professionally cleaned.
- Oil hinges and locks on exterior doors. Touch up areas on exterior doors that are cracked or peeling.
- Clean kitchen exhaust hood and air filter.
- Inspect air filters in furnace/air conditioning system for dust.
- Clean and replace filters as needed.
- Check the water hoses on your clothes washer, refrigerator, icemaker and dishwasher for cracks or bubbles.
- Adjust the vents to evenly cool your home by partially closing the vents on the lower level so more cool air will be directed to the upper level.

Autumn:
- Plant new lawn and fertilize.
- Remove your garden hose from the outside faucet to prevent water from freezing in the line and bursting your pipes.
- Clean the clothes dryer exhaust duct, damper and space under the dryer.
- Seal exterior concrete drive and walks to avoid damage due to freezing and thawing, and salt based deicers.
- Winterize landscaping and remove leaves.
- Clean your gutters and downspouts after all leaves have fallen. This will help prevent ice dams and potential roof leaks throughout winter.
- Make sure the caulking around doors and windows is adequate to reduce heating/cooling costs.
- Make sure there are working nightlights at the top and bottom of all stairs.
- Remove bird nests from outdoor electrical fixtures and roof overhangs.
- Check your home for water leaks.
